Hi, there's a fresh hole under our shed in Fleetville and scratching under the kitchen floor at night. Photos attached.

Thanks. A burrow outside plus noise under the kitchen usually means a cracked drain is involved too. Here's my proposal.

Why it matters

Why rats in St Albans can't just be left alone

Brown rat: why rat control in St Albans can't wait
  • Leptospirosis near the water

Leptospirosis, and its severe form Weil's disease, spreads through rat urine. Colonies dug into the soft Ver banks cross into gardens backing onto Verulamium Park, wetting lawns, sheds and compost heaps as they go.

  • Chewed cable under the boards

A rat's teeth never stop growing, so it keeps chewing: electrical cable, lead flashing, even plastic drain pipe. In a Fleetville terrace, rats running the party-wall voids reach cable runs that sit out of sight between floors.

  • The council can serve notice

The district council stopped treating private homes, yet the Prevention of Damage by Pests Act 1949 still lets it order an owner or occupier to clear an infestation. Leaving a colony to grow is not an option it allows.

01

Where the rats come from

The Ver is the backbone of it. Rats dig into the soft banks between Verulamium Park and the Watercress nature reserve, and the silted lakes, with bread thrown for the geese, keep them fed all summer. Away from the water, the bigger colonies live underground. The Victorian streets of Fleetville and Sopwell drain through clay pipe runs well over a century old, and where a joint has cracked or a branch has been left disused, sewer rats have a tunnel to the back of a terrace. In the centre, market days on St Peter's Street leave crates, split bags and dropped food behind. Allotments add compost heaps, sheds on bare earth and ripening sweetcorn, which is why plot holders often spot rats before anyone else on the street.

Signs in older homes

In a Victorian terrace the first sign is usually sound: scratching or a heavier, rolling scurry in the ceiling or between floors, loudest after dark. Rats treat the gap behind a party wall as a corridor, so the noise seems to move from room to room. Outside, look for a smooth-edged hole 6–9 cm across by a shed base, under decking or at the foot of a garden wall, with rat runs worn through the grass and footprints in soft soil. A sour smell, or droppings under the sink with no hole to the outside, points to a broken drain beneath the kitchen floor. It also explains rats heard in the walls but never seen in the rooms: they are living in the cavity, the floor void or the drain itself, and have no reason to come out.

03

How we treat a rat problem

The first visit is a survey, not a bait drop. We follow droppings, greasy smear marks and gnawing back to where the rats are living and how they reach the house, and lift inspection chamber covers to look for rats or debris in the drain. If a pipe looks broken, a drainage firm can run a CCTV drain survey to find the damaged length. Treatment follows the CRRU Code: bait in locked bait stations, or snap traps inside covered tunnels, sited on the runs, well away from small hands, family pets and wildlife. Rats are neophobic and can ignore a new box for days, so follow-up visits check activity, take away bodies and pick up leftover bait. The job ends with proofing, and you are left a note of each product and where it went.

Proofing older houses

Older brickwork gives rats plenty of ways in. Victorian airbricks with cracked or oversized grilles are the usual culprit, and a fine stainless mesh fitted behind the original keeps the look while stopping the traffic. Crumbling mortar low on a wall, gaps where old pipes and cables pass through, and loose boards on a suspended floor get steel wool with mortar or a mesh repair, never expanding foam, which rats chew through. Where they are coming up from the sewer, a non-return valve, often sold as a rat blocker, lets waste out of the drain but stops rats climbing back in. On conservation-area streets such as Hatfield Road, London Road or around Fishpool Street, we pick fixings that are reversible and hard to spot from the pavement, and flag anything that needs a word with the planners.

Residential

Residential rat control in St Albans

Most rat calls in St Albans come from homes: a burrow under the decking in Fleetville, gnawing in a Marshalswick loft, a broken clay drain behind a Victorian terrace near the station. We follow the run back to where it starts, often a cracked pipe or a missing rodding-eye cap, set locked bait boxes where children and pets cannot get at them, and seal the route once the activity stops.

Commercial

Commercial rat control in St Albans

For restaurants, pubs and market traders around St Peter's Street, a single rat seen by a customer can cost a hygiene rating. Rats come up from shared yards, cellars and the drains behind the old coaching inns, and they spread salmonella onto worktops and stored stock. We come in ahead of service or once you've shut, keep a log an environmental health officer can follow, and check the whole yard's waste and drainage rather than just your back door.

At Porters Wood and along Acrewood Way, rats nest in pallet stacks, skips and the rough ground at the edge of the yards, then move inside when a roller door is left up. We put numbered, locked bait points around the perimeter, inspect them at intervals agreed around your shifts, and log every visit for insurers, auditors and the clients who inspect your site.

Keeping rats out of old brick and garden plots

  • Check the airbricks along the base of a Victorian terrace each autumn and replace any cracked grille with one backed by fine steel mesh.
  • If the house drains through an old clay run, lift the inspection chamber cover once a year and get it looked at if you find droppings, standing water or a broken channel.
  • On a plot or in a garden near the Ver, stand the compost bin on paving slabs or weld mesh and keep bread, meat and cooked scraps out of it.
  • Put a concrete base under a shed, or bury a skirt of wire mesh around its edge, because the dry ground beneath is where garden rats dig first.
  • On terraced streets with no front garden, keep food waste in a lidded caddy or wheelie bin rather than loose bags left by the door.

What the council has published about the Ver and rats

Every line links to where it was published, so you can check it.

  1. 1

The council describes the ornamental lakes in Verulamium Park, dug in the 1930s, as oversized for the water the Ver supplies and choked with silt, with goose droppings adding to poor water quality.

Questions

Rat questions we hear across AL1 to AL4

Something else? Send us your question.

How much will getting rid of rats cost?

Rat jobs are priced from £120, with the final sum set by your technician and written down for you before anything gets booked. What moves it: how settled the colony is, whether a broken drain feeds it, the number of return visits and the amount of brickwork needing proofing. The proposal also says how long that price holds, and you can turn it down without owing anything.

Does the council come out for rats on private property?

No, not to a private home or business. The district council no longer offers treatment, though it still deals with rodents on its own sites and has the power to order an owner or occupier to sort out an infestation. If rats seem to be coming off council ground, report that to the council and arrange your own treatment for the house.

How long does a rat treatment take?

Usually several weeks and more than one visit, because rats steer clear of new boxes and traps for the first few days. Your technician comes back to see what has been taken, remove bodies and collect leftover bait. Proofing follows once the activity stops, so the empty runs do not simply fill with fresh rats from the river or the drains.

Is rat bait safe with children, dogs and cats around?

It is kept where they cannot reach it, and that is what keeps it safe. Bait sits inside locked boxes, or traps go in covered tunnels, placed on the rats' runs rather than out in open rooms, following the CRRU Code. Stronger rodenticides are restricted to trained, certified users. You are left a note of each product and where it went, worth keeping in case a vet ever asks.

What month are rats most active?

Rats are active in every month, but October to March is when they most often move indoors. Cold nights and the end of the growing season push them from allotments, compost heaps and the Ver banks into lofts, floor voids and outbuildings. In summer they stay outside, breeding under sheds and feeding around the lakes, so garden sightings rise then instead.

Why can I hear rats in the walls or loft but not see them in the house?

Because they are living in the building's hidden spaces, not the rooms. Terraces and older semis have cavities, floor voids and party-wall gaps that give rats shelter and a route, and many arrive from a broken drain underneath. With food reachable outside or in the void, they have no need to cross a kitchen. Finding that route is the first job.

Will rats come back once they've been cleared?

Not by the old route, since sealing the entry point belongs to every rat job we do. A colony cleared without mending a cracked drain or an open airbrick just leaves vacant territory for the next rats to claim. Your technician proofs what they find, flags any drain repair still outstanding, and backs the finished job for at least three months.

How fast can a technician get to a rat problem?

Replies come from your technician on the site, with the visit time written into the proposal, so we make no blanket promise of an instant callout. If a rat is in the kitchen at night or gnawing a cable, flag the request as urgent. Out-of-hours visits are down to each technician, who may say yes and charge a higher rate for them. Meanwhile, shut that room and seal food away.

I rent. Is it my landlord who pays for rat treatment?

Usually, yes, since the entry point is normally part of the structure: a failed drain, a cracked airbrick or gaps in old mortar. Where they are drawn by waste a tenant controls, such as loose bags left by the door, the tenancy may put that part on you. Raise it with your landlord in writing and check the repair clauses. Either of you can request the proposal.
